Request: Preliminary Plat approval for a 102-lot single-family subdivision with minimum and average lot sizes of 4,500 sq. ft. and 5,942 sq. ft. on a 2-parcel, 20.93-acre site. The plat will be served by public water, sanitary sewers, and public roads accessed from 168th St. E. and 162nd St. Ct. E. Three future public roads will be stubbed to properties to the east. The plat also includes:
1) two park/storm drainage tracts;
2) a wooded, steep slope open space tract;
3) a storm drainage/open space tract;
4) a temporary sanitary sewer pump station tract; and
5) a shared access facility tract.
Site Plan Review approval is requested to reduce the 30-ft. rear yard infill compatibility setback on Lots 26-36 to 20 ft., along with “vegetative screening” in the rear yard and a required 6-ft. high board fence along the rear lot lines.
The site is in the Moderate Density Single Family (MSF) zone classification and Parkland-Spanaway-Midland Communities Plan area, located at 802 160th St. East and 811 168th St. E., Spanaway, WA, in Council District #3.
Request: Appeal of a Mitigated Determination of Nonsignificance (MDNS) for The Landing at Spanaway Lake Preliminary Plat, issued by Pierce County on October 14, 2019. The site is in the MSF zone classification and Parkland-Spanaway-Midland Communities Plan area, located at 802 160th St. E., and 811 168th St. E., in Council District #3.
